Sometimes homes just need a few things to make them feel a bit more polished.  In this home, we added barstools to draw attention to the breakfast bar, replaced the dining chairs to make the dining area a little more elegant, and added art and accessories to the mantle and surrounding bookshelves to draw buyers attention to the beautiful focal point of the room!

May Staging Tip of the Month

When selling your home, we always recommend removing personal photos so that buyers will spend time envisioning themselves living there…..not trying to figure out who the sellers are.  If you don’t have time to repair holes and touch up paint from those personal photos, you can reuse the frames, but replace the photos with scrapbook paper (or wrapping paper for larger frames).
 
Here, I found two different types of scrapbook paper that had the same color palette as the bedding.  I also found some great paper flowers to include.  This whole project was less than $10!

March 2014 Staging Tip of the Month

For the second time this year, we have arrived at a vacant home to destage it and have found the heat not working and the pipes frozen.  Both times it was because of a dead battery in the thermostat.  A very simple fix could have saved the homeowners a lot of stress, time and money!!!  Even if you are just leaving your home for the weekend, please check your thermostat to make sure the battery isn’t going dead!  And if you’re selling a vacant home, make sure to check on it weekly!
 

February 2014 Staging Tip

The current style of draperies is simple, with side panels that go to the floor on a beautiful rod.  Overly done draperies with valances, swags and embellishments can be a turn off for most buyers.  And most people assume that new draperies are quite expensive.

Because swags use a lot of fabric, you can sometimes repurpose them into side panels as we did in this home.  We cut them in half, sewed a rod pocket at the top and hung them.  And we didn’t have to purchase a thing!

January 2014 Featured Before & After

While there are a lot of bold colors in design right now, it is still very important to keep colors softer and more neutral for selling.  In this before and after set, you can see how colors that are too bold may not appeal to every buyer.  After a long time on the market, this home finally sold quickly after it was neutralized.

Introducing……

…..a long awaited technological advance in the home staging industry.  We are in the process of developing a web-based application called Bel Kay Staging that allows Home Stagers and Realtors to give instant, detailed advice on ways for sellers to prepare their homes for sale.  They will be able to use a tablet to walk through the home and quickly prepare a report that contains all the information sellers need including what to remove from rooms, what to add, updates that need to be make and much more.
