So many of the homes built in the 50’s and 60’s have these little walls right inside the entry that were used as planters…..with dirt and real plants!  Most homeowners don’t want to deal with that mess, so look at this creative way one of our clients spruced it up for selling her home:

When you live in your home, you sometimes use rooms in a non-traditional way, but for selling you always need to present a room in a way that will capture the largest percentage of potential buyers.  Here, the living room right inside the front door was being used as a game room.  To stage it, we used a piano and tables of the homeowners and just brought in a sofa, chair and a few accessories.

We always recommend furniture layouts that highlight the amenities of the home.  Before, the furniture layout virtually ignored the beautiful fireplace that was the centerpiece of the home.  We brought in rental furniture to emphasize the fireplace and create a secondary sitting area and game table area.

August Staging Tip of the Month

We try to keep most of our staging tips pretty inexpensive, but sometimes selling a house for the price you want requires some bigger renovations.  This house sat on the market a long time because the kitchen was really in shambles.  The cabinets were minimal, non-matching and the doors didn’t even shut right.  There wasn’t a dishwasher or microwave and all of the finishes were dated.
        
We helped the homeowner turn this kitchen into a modern space with all new functional cabinetry, contemporary granite countertops with a glass tile backsplash, new flooring and all new stainless appliances.

July Staging Tip of the Month

The front of your home is the perfect place to establish a positive attitude with the buyer.  If they see an unmanicured lawn, weed-filled flowerbeds, cracked cement steps, dated light fixtures or old worn house numbers, they may feel like the interior of the house is going to be a let down.
       
However, if they see a home that has been lovingly cared for with everything maintained, beautiful flowers and new fixtures or house numbers, they will have an attitude of anticipation and excitement to see the interior.
  
  These house numbers are less than $5 each and make a huge impact on the first impression!

June Staging Tip of the Month

Old radiators can sometimes be painted odd colors or just need some freshening up.  Painting with a brush can be a bit tedious, so here’s a way to spray them.  Use a very large piece of plastic to go behind the radiator and cover as much of the surrounding walls and floor as possible.  Cut slits to go around the water pipes and feet and then use painters tape to seal the plastic to the floor.  Give the radiator a light sand and thorough cleaning.
      
Use a spray paint designed for metal in a new color of your choice.
  Open as many windows as possible and wear a mask.  Give the radiator 3 light coats.  Trying to put too much paint on in each coat will result in runs in the paint.
