Stage your home long before you sell!  This gives you the opportunity to enjoy it while you are living there and do less work during the stress of selling your home when that time comes.

The homeowner had some great pieces to start with, but the room lacked interest and color.  Now the extra chairs, pillows and draperies add color and interest.  The darker tables add richness and elegance.

Color on walls is often a wonderful thing.  But when it’s a very bold color, it can turn off a large percentage of buyers.  A neutral wall color and a little art and accessories allow them amenities like the beautiful cabinetry, large island and all the natural light to grab buyer’s attention now.

Sometimes a room looks really nice, but as a first impression room, needs just a little boost.  Here, we used more contemporary pieces from other places in the home, like the Pottery Barn tables, updated art and stylish vases and candle holders.

July 2015 Staging Tip of the Month

First impressions are everything when you are selling your house.  In the before photo below, the formal living room put more emphasis on the TV than on the amenities of the room, like the big beautiful windows.

We moved this furniture to the family room of the home, where people would expect a large TV.  We brought in rental furniture to show off the spacious room with lots of natural light.

Rooms with open shelves can look especially bare when they are not staged.  Here, we made the whole room look warm and inviting by using furniture and artwork with the same green accent as the walls and adding interest to those bookshelves.

June 2015 Staging Tip of the Month

Maintenance free decking, railings, lawn furniture all should mean a little less work, right?  We were getting very frustrated that our white maintenance free deck railings looked worse and worse every year and scrubbing or power washing them didn’t get rid of the black grime on the edges.

The photo above is right after scrubbing!  But, we finally found a solution.  After making sure bleach won’t damage them or any surrounding surfaces, use a paintbrush to liberally apply a mixture of 50% warm water and 50% bleach.  Let it sit for about 3-5 minutes and then hose off.  Apply a second coat to really tough spots.  Yes, it was that easy!

 We kept going and did our plastic lawn chairs, too.  And they look great!

These homeowners had some great pieces to start with, but we just needed to add a few things to get it ready for sale.  A few occasional tables, pillows, artwork and accessories made it look stunning!

May 2015 Staging Tip of the Month

Bedrooms can often look a little boring and worn.  This bedroom is very lack luster, which only enhances the bright carpet color that most buyers would not be crazy about. There is no headboard, the pillows look very used and there is no personality.

Starting at the bottom…..add a bed skirt!  If your comforter came with one, add it.  If not, a flat white sheet tucked in at the corners works great.  Make your bed with a “hotel fold”.  This means turning down the comforter and tightening the sheets to create layers, which creates interest.  Now, put those everyday pillows against the wall (where they won’t be seen) and add one or two layers of shammed pillows and 2 or 3 throw pillows.  When you do this, you don’t even miss the headboard!

Add the finishing touches of 2 matching lamps, coordinating art over the bed, a stack of books and a few accessories (I like a silk plant in every room to add life).  Now this is an inviting bedroom for yourself, your guests, or a buyer!!!!
