Should you stage in a hot market? If houses are selling in just a day or two, does it make sense to spend money and time preparing your home for sale? We are a staging company, so we are, of course, a firm believer that staging brings stronger, higher offers whether the market is hot or not. But we will let the pictures speak for us, with some typical things a buyer might say:

Whenever you have 3 bedrooms on one level, it’s a good idea to show them all as bedrooms. Many families with young children specifically search for homes with this amenity, so show it off! In this house, we had the homeowners remove all of the office furniture, then we brought in airmattresses, bedding, nightstands, lamps and some art to create a bedroom.

Sometimes life is so busy that you just don’t have the time or energy to finish the details of a space. Here is a great example of how adding those finishing touches like a rug, end tables, lamps, art and accessories can make a space feel more grown up and therefore more appealing to buyers.

If you have a room with a really bold color and don’t have time to repaint it a neutral color, this tip will help you. Because the homeowner had so much other painting to do that was more important, we suggested leaving this bathroom red. Then we brought in art with reds and added white towels and shower curtain to keep the room light. In a bedroom, you could add white or ivory draperies and bedding and a light piece of art over the bed. We would not suggest using this tip for main living areas; they should always be lighter neutrals.

This multi-million dollar listing on Lake of the Isles sat on the market way too long because buyers had a hard time envisioning how their furniture would fit in the space. When there is a large open space, it is imperative the you show buyers how they can break up the space into functional areas. Here, furniture defined the living, dining and an extra sitting area.
