November 2015 Staging Tip of the Month

I don’t often advocate for painting brick because there is no going back if styles change.  But here the fireplace was becoming a distraction to the room.  It was heavy and dark and made the room feel small.

The investor that flipped this house painted the fireplace white and the brass screen black.  Now the room is open and bright and the fireplace is a beautiful focal point!

October 2015 Featured Before & After

This bathroom is the from the same home as the bedroom in the last post.  Before, the colors were very uniform and the accent blue tile seemed out of place.  By using a richer wall color, we created a contrast with the tile and woodwork to show it off.  Then adding blue art and accessories, we made the accent tile an integral part of the space.

October 2015 Staging Tip of the Month

The buyers of your home will most likely use the master bedroom, so spend your time and money making it look the nicest of all the bedrooms.

Before, this room was okay, but we wanted it to feel even more inviting and serene.  A little softer color on the wall, a seating area and the pale blues in the bedding, lamps, pillows and art all work wonders.  The biggest transforming piece however, was the draperies which add both height and softness to the room!

September 2015 Staging Tip of the Month

Stage your home long before you sell!  This gives you the opportunity to enjoy it while you are living there and do less work during the stress of selling your home when that time comes.

The homeowner had some great pieces to start with, but the room lacked interest and color.  Now the extra chairs, pillows and draperies add color and interest.  The darker tables add richness and elegance.

August 2015 Featured Before & After

Color on walls is often a wonderful thing.  But when it’s a very bold color, it can turn off a large percentage of buyers.  A neutral wall color and a little art and accessories allow them amenities like the beautiful cabinetry, large island and all the natural light to grab buyer’s attention now.

January 2015 Staging Tip of the Month

If you have a small bedroom, you might think that the best way to stage it would be with a twin bed and minimal furniture.  However, many buyers want bedrooms that will fit full or queen beds so a bedroom staged with just a twin bed might deter them.
Here, this small bedroom had a queen bed literally shoved up against two walls with only inches left at the foot of the bed.
By replacing the bulky headboard and dresser with narrow versions, we were able to turn the bed to be centered under the window and add 2 small nightstands with lamps.  We also created visual height in the room by adding full height drapery panels against a contrasting wall color.
A beautiful new bedding set and rug certainly help, too!

August Staging Tip of the Month

We try to keep most of our staging tips pretty inexpensive, but sometimes selling a house for the price you want requires some bigger renovations.  This house sat on the market a long time because the kitchen was really in shambles.  The cabinets were minimal, non-matching and the doors didn’t even shut right.  There wasn’t a dishwasher or microwave and all of the finishes were dated.

We helped the homeowner turn this kitchen into a modern space with all new functional cabinetry, contemporary granite countertops with a glass tile backsplash, new flooring and all new stainless appliances.

Huge thank you to Brian’s Cabinets for all your beautiful work!
