Before selling the homeowners used this sunroom as a playroom.  In homes with lots of bedrooms, it’s fine to show some play areas because most buyers will likely have children.  But for this beautiful room, it wasn’t showing the space to it’s full potential.  We brought in a seating area and minimized the play area to really show off the space.

January 2016 Staging Tip of the Month

Overly traditional or contemporary furniture can make buyers feel like the home itself is that style and may be a turn off for them.  It’s better to use furniture with a transitional style so it will appeal to the largest range of buyers.
Below, you can see how the simple lines of this furniture allow buyers to see the amenities of the home.  We also arranged the furniture to make the room feel very spacious and open to the adjoining dining room.

December 2015 Featured Before & After

We did a consultation for this home that had been on the market for a very long time.  To help the home appeal to the less traditional buyer, we had them paint the walls a warm grey which showed off the white trim and mantle. Instead of differentiating the traditional inset details, we had them paint the whole wall the same color.  We also eliminated the extra rug and some art and accessories to show off the beautiful wood floor and give a simplified feeling.  It sold right away!

September 2015 Staging Tip of the Month

Stage your home long before you sell!  This gives you the opportunity to enjoy it while you are living there and do less work during the stress of selling your home when that time comes.

The homeowner had some great pieces to start with, but the room lacked interest and color.  Now the extra chairs, pillows and draperies add color and interest.  The darker tables add richness and elegance.

October Featured Before & After

When you live in your home, you sometimes use rooms in a non-traditional way, but for selling you always need to present a room in a way that will capture the largest percentage of potential buyers.  Here, the living room right inside the front door was being used as a game room.  To stage it, we used a piano and tables of the homeowners and just brought in a sofa, chair and a few accessories.

We always recommend furniture layouts that highlight the amenities of the home.  Before, the furniture layout virtually ignored the beautiful fireplace that was the centerpiece of the home.  We brought in rental furniture to emphasize the fireplace and create a secondary sitting area and game table area.
