Living rooms with odd layouts definitely need furniture to allow buyers to understand how furniture would fit into the space. In both of these rooms, the walkway goes through a smaller area before you enter the main living area. For both of these, a smaller seating area of 2 chairs gives the room functions and definition. |

Stage rooms for their most common function. In this downtown loft, the buyer had their furniture in unique locations. Because most buyers would want the living and dining areas between the kitchen and outdoor patio, we moved the furniture around and added a few more pieces so buyers wouldn’t be confused. |

When you have a fireplace, make sure the furniture layout brings focus to it. In both of these examples, the furniture had been pushed to the far edges of the room. Pulling the furniture closer to the fireplace makes it feel more conversational and directs buyer’s attention to the focal point of the room. |

Large square rooms are often the hardest to figure out where furniture should go. Because this room had a chandelier, we started with the dining area. Then we added the living furniture in the remaining space. You may have to move around furniture a couple times until the room feels balanced. |

Furniture should never block an entry. In the before photo, the sofa was partially covering the entry to the dining room. Flipping the furniture layout makes a huge difference. This home also got new paint, draperies and a partially opened kitchen. |

Here, the clutter in front of and around the fireplace was taking attention away from it. We removed quite a few things, did a simple furniture arrangement with 4 matching chairs and 2 end tables that the homeowner had, and adjusted the items on the bookshelves. Now buyers are drawn immediately to the fireplace. |

We are a staging company, so we are, of course, a firm believer that staging brings stronger, higher offers whether the market is hot or not. But we will let the pictures speak for us, with some typical things a buyer might say:
