April 2018 Staging Tip

Whenever you have 3 bedrooms on one level, it’s a good idea to show them all as bedrooms.  Many families with young children specifically search for homes with this amenity, so show it off!  In this house, we had the homeowners remove all of the office furniture, then we brought in airmattresses, bedding, nightstands, lamps and some art to create a bedroom.

This is from the same house in the last post.  Before the red accent paint and draperies were a little jarring for buyers.  The custom wallpaper mural was too personal.  And the traditional rug with the traditional furniture was a little overwhelming for a more contemporary buyer.

The mural was removed, the red got painted neutral, the red draperies removed and the traditional rug replaced with a more contemporary one. With this room right inside the front door, this is a much better first impression!

October 2015 Staging Tip of the Month

The buyers of your home will most likely use the master bedroom, so spend your time and money making it look the nicest of all the bedrooms.

Before, this room was okay, but we wanted it to feel even more inviting and serene.  A little softer color on the wall, a seating area and the pale blues in the bedding, lamps, pillows and art all work wonders.  The biggest transforming piece however, was the draperies which add both height and softness to the room!

January 2015 Staging Tip of the Month

If you have a small bedroom, you might think that the best way to stage it would be with a twin bed and minimal furniture.  However, many buyers want bedrooms that will fit full or queen beds so a bedroom staged with just a twin bed might deter them. 
Here, this small bedroom had a queen bed literally shoved up against two walls with only inches left at the foot of the bed.
By replacing the bulky headboard and dresser with narrow versions, we were able to turn the bed to be centered under the window and add 2 small nightstands with lamps.  We also created visual height in the room by adding full height drapery panels against a contrasting wall color.
A beautiful new bedding set and rug certainly help, too!

September Featured Before & After

Unless you are selling a cabin, log furniture can be a bit too taste specific and overpower a room.  Here, we replaced the bedframe and nightstands with lighter pieces that coordinated with the furniture in the rest of the home.  Now buyers don’t have to work so hard envisioning what the room can look like for them.

March 2013 Staging Tip

Are you not sure that you can look at that old dark woodwork one more day?  Waiting until you can afford to replace it all?  Lighten it up by paiting it white or cream now for very little cost.  Here is a great blog with step by step directions.  The only thing I would add is to use a paintable caulk to fill gaps before painting. http://www.livelovediy.com/2012/04/how-to-paint-trim.html
